Please find below two important legal notices concerning the proposed new zoning ordinance, the proposed new subdivision and land development ordinance and the proposed new zoning map. LEGAL NOTICE:

TOWNSHIP OF FRANKLIN  NOTICE OF PUBLIC HEARING AND INTENT TO ADOPT COMPREHENSIVE ZONING ORDINANCE AND OFFICIAL MAP AMENDMENT

The Board of Supervisors of the Township of Franklin Township will hold a public hearing on Monday, February 19, 2018, at 7:00 p.m. and consider adoption of a pending Ordinance No. 97, repealing all prior zoning ordinances, including but not limited to, Ordinance Nos. 18, 33, 34, 35, 39, 44, 45, 52, 54, 55, 56, 57, 65, 69, 71, 72, 74, 76, 78, 82, 84, and 92, and any amendments thereto, and adopting a new, comprehensive zoning ordinance text and official zoning map.  The hearing will be held at the Franklin Township Municipal Building, 191 Election House Road, Prospect PA, 16052.

Proposed Ordinance No. 97 would repeal the current zoning ordinances and official map and replace them with a new, comprehensive zoning ordinance text and official zoning map.  Former zoning districts, R-2 Seasonal Residential and C-2 Resort Commercial, have been eliminated and merged into the revised A-R Agricultural-Residential, R-1 Rural Residential and C-1 Commercial zoning districts.  The zoning ordinance text and official zoning map are as set forth the Township’s website www.franklintwp.net.

The Articles of Ordinance No. 97 are as follow: Article I – General Provisions; Article II – Definitions; Article III – District Regulations; Article IV –Express Standards and Criteria for Special Exceptions and Conditional Uses; Article V – Supplemental Regulations; Article VI – Parking; Article VII – Signs; Article VIII – Wireless Communications Facilities; Article IX – Planned Residential Development; Article X – Nonconforming Uses, Structures and Lots; Article XI – Administration and Enforcement; and Article XII – Zoning Hearing Board.

The proposed zoning ordinance and official zoning map amendments will be pending as of the date of the first advertisement.  The proposed ordinance text and map may be examined Monday through Thursday between the hours of 9:00 a.m and 4:00 p.m. in the Franklin Township Municipal Building, 191 Election House Road, Prospect PA, 16052.  A copy of the proposed ordinance will also be available for interested persons to copy at the Township’s actual cost.  A copy of the proposed ordinance shall also be provided to the Butler Eagle and an attested copy of it shall also be on file at the Butler County Law Library in the basement of the Butler County Courthouse located at the intersection of West Diamond and Main Streets, Butler, PA. Any person requiring a special accommodation to attend the public hearing on Monday, February 19, 2018, should notify the Township Secretary at 724-865-2412.  The Township will make every reasonable effort to provide a reasonable accommodation to such person(s).

The Board of Supervisors of the Township of Franklin Township will hold a public hearing on Monday, February 19, 2018, at 7:00 p.m. and consider adoption of pending Ordinance No. 98, repealing all prior subdivision and land development ordinances, including but not limited to, Ordinance Nos. 17 and 66, and any amendments thereto, and adopting a new, comprehensive subdivision and land development ordinance.  The hearing will be held at the Franklin Township Municipal Building, 191 Election House Road, Prospect PA, 16052.

Proposed Ordinance No. 98 would repeal the current subdivision and land development ordinances and replace them with a new, comprehensive subdivision and land development ordinance (SALDO).  The revised SALDO sets forth procedures and technical standards for submission, review and approval of land development plans. The proposed SALDO text is as set forth the Township’s website www.franklintwp.net.

The Articles of Ordinance No. 98 are as follow: Part 1 – General Provisions; Part 2 – Definitions; Part 3 – Application Procedures and Modifications; Part 4 – Submission Requirements; Part 5 – Financial Security; Part 6 – Inspection and Acceptance of Public and Private Improvements; Part 7 – Required Improvements and Design Standards; Part 8 – Grading and Earthwork Standards; Part 9 – Administration, Fees, and Enforcement; Part 10 – Amendments and Validity; Part 11 – Mobile Home Parks; and Appendix A: Required Certifications and Statements.
